To Bob (and others);
   thanks for sharing the announcement from the Municipality of East =
Hants. I have no idea what is driving the proposed zoning change. is it =
just a housekeeping measure, or something more sinister.
   Incidentally, East Hants is going through a planning study of the =
Long Lake - Herbert River corridor, triggered by a proposed huge =
recreational/residential development on Long Lake, the last undeveloped =
and undammed lake in the area. The development was approved, but its =
proponent backed down due to economic factors.=20
   A not insignificant chunk of Long Lake's circa 40 km shoreline is =
Crown land, proposed for protection under the "12 per cent by 2015" =
initiative. The municipality also owns land on the lake, which was =
originally purchased for a park. Another nearby block of Crown land, =
called Devils Jaw, bordering on Herbert River, is also proposed for =
protection...

by a notice in the press.....
  For clarification, contact John Woodford <jwoodford@easthants.ca> =

curious that, in 2011, a municipality would be eliminating protection =
when the province is searching for land to preserve and protect.....

  Anyone who lives in that area is encouraged to attend and/or make a =
presentation.

  I do not think this land use bylaw is included in the hearing but is =

  9.4 Environmental Risk (ER) Zone

  9.4.1 Permitted Uses

  No development permit shall be issued in an (ER) Zone except for one =
or more of the following:

  a. (R2) uses subject to the (R2) zone requirements

  b. Agricultural uses, excluding intensive agricultural uses, subject =
to the (AR) zone requirements

  c. Conservation Related Uses

  d. Forestry uses

  e. Flood control or other like public works

  f. Open space uses subject to the (OS) zone requirements

  g. Nature reserves

  9.4.2 Environmental Study

  No development permit shall be issued in the (ER) Zone until an =
environmental study in conformance with the

  format outlined in Appendix D has been conducted, and it clearly shows =
that there is no significant threat to the

  proposed uses, structure(s), or inhabitants from land which is subject =
to flooding or subsidence, low lying, marshy

  or unstable, or otherwise hazardous for development by virtue of its =
soil condition or topography.
